Redwood City, CA: Market activity during the last 7 days for Single Family Homes and Condo/Townhouse: May 2, 2014

  • 24 - Newly Listed Homes for Sale (last week)
  •   3 - Price Changes of Previously Listed Homes (last week)
  • 25 - Sold Homes (last week)

The new real estate listings Redwood City CA continues its upward trend from its low in March. Home buyers are finding they are having a bigger selections of homes that are for sale than in the past. There were 12 homes that sold and 13 homes that closed escrow.

The months of inventory is also on the increase 4.1 months from its low in March of 3.5 months. This is another good sign for a home buyer.

Homes in Redwood City have continued to see in an increase in the time from list date to sale date. It is currently hovering around the 21 days mark. The price buyers are paying per square foot has increased all year and last week it was $674/sq. ft.. In 2013 we saw price per square foot under the $600 bench mark until the last half of the year and then it broke the $600 mark and has gone under that price only once in the past 3 quarters.

The average sale price for homes in Redwood City continue to hover just around the $1M level. Interesting last week we saw 9 listed for under one million dollars and 14 luxury homes brought on the market in Redwood City over $1,000,000! This means almost 60% of all homes on the market last week costs over $1M!

Additionally, there was 1 listing, which was a short sale. Yes even in this market there are still short sale homes. (Short Sale = owing the bank(s) more on your house that what it is worth.)
